Background
In December 2021, a severe storm hit Dee Why, causing extensive structural damage to the two-storey residential block at 21-24 Boronia Street. This included damage to the roof, balustrades, and other external elements of the building. The residents faced immediate safety concerns, prompting the installation of scaffolding and subsequent disruption to balcony and garage access.
Engineering Assessment and Scope of Work
Following the storm, engineers assessed the damage and identified the need for comprehensive remedial works. The scope included:
- Concrete cancer repairs
- Replacement of sliding doors and brick balustrades
- Installation of new cavity flashings
- Installation of building expansion joints
- Installation of Spitter Pipes
- Installation of new balcony membrane, tiling, and concrete hobs
- Rendering and painting existing masonry surfaces
Remedial Process
Due to various factors the remedial process that BIM was engaged for was not initiated until 2024. This involved a staged implementation:
- INITIAL PREPARATION: Additional scaffolding was erected for safety, affecting residents’ access to balconies and garages.
- WORK COMMENCEMENT: BIM was engaged to manage the project. The initial phase involved removing old balustrades, tiles, and membranes, followed by glass door replacements with waterproofing membrane systems.
- SUBSEQUENT STAGES: Membranes were applied to balconies, screeds and tiling were installed, and new glass and aluminium balustrades were fitted. This was accompanied by tile replacements and waterproofing coating applications.
- FINALISATION: The project concluded with the installation of balustrade frames and glass. After rectification works, the building underwent commercial cleaning and final inspection from engineers culminating in the removal of scaffolding.
Outcome
Despite the unfortunate storm, the remedial works not only restored structural integrity but also enhanced the property aesthetically. The added value through aesthetic improvements and functional upgrades has positively impacted the property’s market value and residents’ satisfaction.

Resident Feedback
After six months of waiting for our previous builder to begin remedial works we asked BIM to quote the works. A week later in December 2023 we received the quote. We approved within a few days and BIM began demolition at the end of January. From demolition through to completion in July there were various teams of workers. All were respectful and friendly and happy to work around the residents in our 10-unit block. Most residents continued to occupy during the works and BIM maintained a clean site throughout. All works were completed to a high standard and the very minor defects list on completion was rectified in days. The BIM team especially Rodrigo, Ramon and Pedro were always approachable and responsive to resident’s requests. BIM completed the job to a high standard and on time with only a slight delay due to weather. I would highly recommend and certainly with the team we had on site.
